Renting an apartment in New York City is not difficult, but it is expensive. Most landlords here prefer that you make 40-50 times in yearly salary compared to what you spend on rent. In other words, if you're looking at $2000 per month apartments, then you should be bringing home at least $100,000 in pay. So the first thing that you need to do when looking for an apartment in NYC is to go over your budget with a fine tooth comb. You need to know what you can afford well before you sign that lease.

You will need to create a renter's resume, so to speak. This is a “resume” or “profile” of you to give to landlords and rental agents. This resume includes a letter of employment and salary verification typed on official company letterhead. It should also include length of employment, as well as current position. And be ready to provide the original letter when asked, assuming you are passing out copies of the original documents.

If you are self employed then a letter verifying type of business, and income over the past two years from an attorney or CPA is needed. Bank information, checking, savings and credit card numbers are needed, as well as two recent tax returns, pay stubs and a valid photo id. You will also be asked to provide a credit report. Personal references from previous landlords along with your other personal references will go a long way in helping you secure the NYC apartment that you want.

If you are not a United States citizen or have no credit history in the US, then you will be asked to pay an additional amount as security.
