San Bernardino is located in the Inland Empire Metropolitan Area and boasts a total population of 205,010 inhabitants. These people make the city the 19th biggest city in California. The city is very ethnically diverse with large Latin American, African American, Native American, and other heritages represented.

One thing that sets the San Bernardino apart from other cities in southern California is the large amount of water present in underground aquifers and hot springs, such as the world famous Arrowhead Springs Hotel and Spa. The springs located under the area contain the hottest hot springs in the world. The overall cost of living is 4 percent higher than the national average and this added expense is manifested mainly in the cost of transportation and housing.

The economic crisis has left many properties empty in San Bernardino. The vacancy rate now stands at 11.3 percent and has drastically lowered prices from the much higher levels before 2007. Current rates for a standard two bedroom apartment average $850 per month, with the lowest prices being around $800 per month and the highest reaching $1100 per month. With a high vacancy rate, it can be expected that the price of rental properties in San Bernardino will continue to decrease until sufficient demand returns to meet the available supply levels.

Property type availability is decent, but not great. San Bernardino does not have very many studios or four bedroom apartments and the majority are 2 or 3 bedroom units.
