The city is a major distribution point for products of the Central Valley including wine and produce. The population of the city has grown rapidly due to migration from the more expensive San Francisco Bay Area, reaching a current population of 290,409 which makes Stockton the 13th largest city in the state.

Stockton has gone through difficult times due to the financial crisis. The city enjoyed a major real estate boom during the early 2000's, seeing housing value triple between 1998 and 2005. Due to this problem, the cost of living has plummeted in Stockton and the city is now 22 percent cheaper than the national average. A typical studio apartment now costs around $500/month and 4-bedroom locations can be found for under $1000. Apartments and other rental properties are available for rent in all of the city's neighborhoods, from the lower priced Civic Center area to the more opulent Brookside and Bear Creek communities.

It is expected that the current trend of lower rental and purchase prices will continue in Stockton. The city is experiencing negative population growth and extremely high unemployment rates. As more people leave the area, the demand for apartments will also decrease, leading to lower and lower rents until the population and demand become more stable.
