All too often, people will rent an apartment without ever really considering its location. Then, they end up disappointed and waiting out the lease they’ve signed themselves up for in misery. To keep this from happening to you, make sure you spend the time getting to know the neighborhood surrounding any apartment you are seriously considering. 2. The People: When you spend some time exploring the neighborhood, you’ll also learn a lot of important information about the people who will be living around you – your neighbors. Young singles probably wouldn’t feel too comfortable in a neighborhood full of older couples, just as families with children would feel out of place in a neighborhood that isn’t kid-friendly. Neighborhoods tend to cater to certain types of people, and whether you want to end up surrounded by loud partygoers or sweet little old ladies is something you seriously need to think about before you make a commitment.

3. Amenities: If you’re planning on living in a large apartment complex, you’ll definitely want to check out the amenities offered to the community before you make a commitment. Sure, the leasing manager might tell you there’s a pool and a gym, but it’s up to you to do some exploring of your potential new neighborhood. Is that pool really a messy stinkhole that nobody uses, and is the gym really a gym or just a little room with a treadmill? Doing your investigating now will save you from future disappointment.

Choosing an apartment is a big decision, one that can often be so stressful and overwhelming you’re just ready to get it over with. Don’t let this stress push you into making a hasty decision you’ll later regret. Take the time to get to know your prospective new neighborhood, paying attention to the factors discussed here and others that are important to you. Who Pays the Security Deposit?

Okay, so you’ve finalized your apartment rental — you’ve inspected the inside, discussed the terms with the property owner and decided you want to rent the apartment, but who pays the security deposit? It’s common to have questions about the security deposit, especially for first-time renters. In the following information, we will discuss what the security deposit is, who is responsible for paying it and what happens to the money when the lease term is up?

The security deposit is the amount of money you, the tenant pay to the property owner to cover the costs of four specific purposes. Security deposits are commonly used to pay for:

*Unpaid rent – If a tenant chooses not to pay their last month’s rent or is unable to pay, the landlord or property owner can use the security deposit to cover the expenses owed by the tenant(s).

*Cleaning – Property owners can use the security deposit for cleaning purposes, as well. However, the security deposit should be used to make the unit, ONLY as clean as it was when the tenant first started renting the apartment.

*Repairing damages – The security deposit can also be used to cover the cost of damages (aside from normal wear and tear) that were caused by either the tenant or their guests.

*Replacing furniture and other personal property – If the lease/rental agreement has listed a restoration or replacement clause, the property owner can use the security deposit to replace or restore furniture, furnishings and other personal property items (including keys) that is due to damage or loss, for reasons other than normal wear and tear.

The property owner can keep the security deposit, but only if the deposit amount is deemed reasonably necessary for any of the above purposes. Therefore, either the security deposit should be used by the property owner for any of the four purposes, listed above (or other purposes that may be added to the rental agreement) OR it should be returned to the tenant.

The property owner has approximately 21 days (according to California state law and other state laws) or fewer to provide the tenant with a full refund of the security deposit OR personally deliver or mail the tenant an itemized statement that lists any deduction amounts that were taken from the security deposit, the reason for the deduction, as well as, a refund of any amount that wasn’t deducted.

It is illegal to use the security deposit to repair defects or problems that were present prior to the tenant moving in, issues that are due to normal wear and tear during the current tenancy or previous tenancies or to clean a rental that is left in the same condition as when the tenants moved in. In addition, the rental agreement can never claim that the security deposit is “nonrefundable”, either.

While security deposits can be an expense to the tenant, it is a great way for tenants and landlords to protect themselves from either a lawsuit or paying expensive repair costs. As always, it’s important for tenants who are moving into a new apartment to carefully review the rental contract to look for special conditions, as well as, information about the security deposit.

The more time you put into thinking about the best possible location to meet your needs, the better off you will be. This is certainly one of the most important factors to consider when you are looking for a place to rent. The area in which you live will make a huge difference while you are living there
  4. The amount of money you have to pay each month for rent. This is very important because you will want to stay in your budget to make the most out of getting what you want as well as making sure you can make your rent each and every month.
