What is a Security Deposit Used for?
Are you looking for an apartment to rent? If so, you should be prepared to have some extra money to give the landlord, in addition to the first month’s rent. Many people may not be aware of the security deposit when it comes to apartment renting, but this is something that very likely you will be responsible for prior to being able to rent an apartment.
So, you may be wondering what exactly is a security deposit? This is a set amount of money the landlord will require to be paid upfront prior to renting the apartment to the tenant. A security deposit helps guarantee the landlord that they will not be left holding the bag, if any damage is done to the apartment that is due to fault on the tenant’s part.
If the tenant doesn’t keep up his or her part of the bargain, and there is damage done to the apartment, this can result in additional costs to the landlord. So, the security deposit would be used to pay for any of the damages that may have occurred as a result of negligence on the tenant’s part.
On the other hand, if the apartment is taken good care of then, it is with certainty the security deposit will be returned to the tenant. The security deposit gives the landlord security and it also serves to give the tenant incentive to take care of the apartment so they will receive the full amount of the deposit back.
The amount of the security deposit will vary, but normally will be one-two months rental fees. This is generally the amount most landlords set the security deposit to be, so if you are looking to rent a certain apartment, you should factor this into the initial costs.
